Commentary Kelvin Grove has become a popular suburb for a range of people wishing to live close to the CBD, the local QUT campus and the Royal Brisbane hospital. The suburb's proximity to the city makes it a popular locale for young people with active social lives.

Located less than 4km from Brisbane's CBD and minutes by car, Kelvin Grove has experienced strong growth in the past five years as buyers took advantage of the suburb's proximity to the city and (then) affordable prices. It is expected that the median house price will continue to climb, albeit more modestly, over the next few years.

With easy access to the city along Kelvin Grove Road and other major roads, Kelvin Grove will continue to attract residents and tenants, particularly those attending the nearby Kelvin Grove campus of the Queensland University of Technology.
